Guests: At least one guest must be 25+. Max 10 guests. No additional visitors without written permission. 

Parties & Noise: No parties, student groups, events, or large gatherings. Quiet hours begin at 10 PM.

Extra Care or Damage: Any extra cleaning, damages, or missing items will result in additional charges for replacement, repair, or deep cleaning.

Smoking/Vaping: Not allowed anywhere indoors. If outside, please dispose of waste properly.

Linens & Towels: Linens and blankets are provided. Bath towels must stay inside. Pool towels are provided for sand and outdoor use. 

Furniture & Gear: Do not rearrange furniture or take indoor furniture outside. Rinse off beach gear and remove sandy shoes before entering. 

Plumbing: Do not flush any products other than toilet paper - not even "flushable" items. In the kitchen, drain only non-solidifying liquids - discard all food debris, cooking oils/fats/grease & coffee grounds into trash. 

Air Conditioning: Keep doors/windows closed when A/C is running. Cooling works best when set at 70°F or above with doors and windows closed. Closing blinds during the hottest part of the day helps keep the home cool.

Cleanliness: Empty coffee grounds and clean the air fryer after each use. Do not leave food or dirty dishes out - The yard is sprayed monthly for Big Head ants, but open food will still draw them in quickly. 

Trash: Place all garbage in the proper waste bins. Extra trash bags are located under the kitchen sink. Take the trash can out to the curb on Thursday nights and return cans on Friday.

Lights: Outdoor lights are on timers—Do not disable, change, or unplug. 

Vehicles: Homeowners’ car is not available for guest use.

Hours: 7:00 AM – 10:00 PM. 

Pool heat, filtration, and waterfall run daily 8:00 AM – 8:00 PM.

Pool is always set at a comfortable 84 degrees year round.  if cold use the hot tub. Never change the pool temperature.  

Do not touch or tamper with any pool/spa equipment or control panels. 

Guests may be charged if improper pool or spa use causes a service call. 

Children and pets must be supervised by an adult at all times—no exceptions. 

No running, jumping, or diving.

Sliding doors must stay closed when the A/C is on.

No glass or ceramic items near the pool/spa. (plasticware & coozies provided.)

Do not eat in the pool/spa area, keep food in the Lanai.

Do not add any substances to the pool or spa water (such as bubble bath, colorations, or oils, even if they say they are compatible).

Rinse off before using the pool/spa. Do not use lotions, oils, or creams before entering. 

Cameras only record entry/exit to the house—they do not affect your privacy.

Pets are not allowed in the pool or spa.

Outdoor lights are on timers—Do not disable, change, or unplug.

Pool depth: 3 ft (shallow) – 5.5 ft (deep).

Remove pool toys when not in use.

Do not use the pool or spa for 2 hours after weekly maintenance (usually on Monday afternoons).

Skimmer is located outside cage, if needed.

If water looks cloudy or low, notify No BS Property Management right away. 

Maximum 5 people.

No children under 5 years old, or pets.

Spa heat and blowers can be turned on with the Spa remote while using the spa.

The spa waterfall turns off when the spa is running.

Do not exceed 104°F (40°C). Limit soak to 15–30 minutes, then cool off before re-entry.

Blowers run for 30 minutes.  After they turn off, they need to remain off for 30 min to prevent damage.  Guests will be responsible for the cost of repairing a blower.

Turn off heat, lights, and blowers when finished using the spa.

Always return the remote (above trash cans) to its holder. Lost or damaged remotes are billed at $900.

Do not change any settings beyond the approved spa features. 

Enter/exit slowly; never use while under the influence of alcohol or narcotics.

Consult a doctor before use if pregnant, elderly, or with health conditions (heart disease, diabetes, blood pressure issues, medications, etc.).

Only housebroken, non-destructive, well-behaved pets are allowed.

Pick up after your pet and place waste in the outdoor trash bins.

Keep pets off beds, couches, and other furniture.

Pets should never be left alone unless safely crated.

No dogs under 2 years old.

Pets are not allowed in the pool or spa.

Please use the grill in a safe spot, away from anything flammable.

Always turn off the grill when finished.

Propane is not provided, though there may be some left from previous guests. Refills are available at Walmart (around $20).

Guests are responsible for cleaning the grill after use. An additional $50 cleaning fee applies if left dirty.

Garbage & Recycling is every Friday (Sat. If holiday week).

• Green can is trash, blue can is recyclables.

• Place cans by curb on Thursday night, 4 ft from mailbox & each other.

• Return cans when emptied.

• If any large palms fall, they can be placed by the curb for collection.

• Weekly in the summer, bi-weekly in the winter.

Pest control/bug spray is monthly.

Coconut collection & tree pruning happens sporadically.
